Offered for sale by the owner, the spacious unit, which spans 3,111 sq ft, is being listed with a guide price of $5.1 million, equating to a price of $1,639 per sq ft.

According to Eric Liew, manager for auction sales at SRI, this is the first time that this particular property has been placed on the market since the owners purchased it back in December 2007. Based on the caveat lodged, the property was bought for a grand total of $8.02 million, which works out to be $2,579 per sq ft.

Located on the lower of the two floors, the duplex boasts a private lift lobby that leads into a spacious living and dining area, complete with floor-to-ceiling windows that open out to an inviting balcony. This level includes an en suite bedroom, as well as a common bedroom and a common bathroom. There is also a wet and dry kitchen, as well as a utility room.

So far this year, REALIS has recorded a total of two transactions at Turquoise. In January, a three-bedroom unit on the first level, which spans 2,164 sq ft, was sold for $3 million ($1,387 per sq ft). Then, in May, a four-bedroom unit on the first level measuring 2,562 sq ft changed hands for $4.4 million ($1,716 per sq ft).

According to EdgeProp Singapore’s data from URA, the last 10 transactions at Turquoise have seen prices ranging between $1,231 per sq ft and $1,939 per sq ft.
