This 2½-storey property boasts a spacious land area of 5,553 sq ft, translating to a land rate of $2,197 psf.
The property, which will be sold with vacant possession, is currently owned by a single owner and this will be the first time it will be auctioned. According to Karen Ker, the manager of auction and sales at Knight Frank, the house was built in the early 2000s and designed by CDG Architects, a renowned local architectural firm with a strong portfolio of landed residential projects.
The house is built-up with an impressive 8,695 sq ft and comprises of five en suite bedrooms, a split-level living hall, a dining area, and separate dry and wet kitchens. The basement level boasts an entertainment room, a courtyard with a jacuzzi, and a koi pond, making it perfect for hosting guests.
The property owner is selling for divestment purposes, says Ker. URA caveats have shown that the property was bought in September 1999 for $2 million, which translates to a land rate of $360 psf.
According to URA Realis records, the most recent transaction of a similar land size within 500m of the property was a 999-year leasehold semi-detached house along Alnwick Road, which was sold on May 10 for $7.8 million at a land rate of $1,688 psf. The property sits on one of the larger plots in Serangoon Garden Estate, making it ideal for families with multiple generations and those looking for a growing space, says Ker. It is also situated within a 1km radius of reputable schools such as CHIJ Our Lady of Good Counsel, Rosyth School, and Zhonghua Primary School.
In terms of amenities, the Serangoon Garden estate offers a variety of F&B options and convenience stores, including Chomp Chomp Food Centre and Serangoon Garden Country Club on Kensington Park Road, and Nex Mall on Serangoon Central.
