Sanctuarynewton Hits New Psf Price High 2835

During the period of June 25 to July 5, several condominiums experienced new price-per-square-foot (psf) highs with boutique development Sanctuary@Newton taking the top spot at $2,835 psf. On July 2, a 1,216 sq ft, four-bedroom unit on the 12th floor was sold by the developer for a record-breaking $3.45 million.

This marks the first time that a unit at Sanctuary@Newton has been sold above $2,800 psf, beating the previous record of $2,722 psf set in June. The condo, located at 2 Surrey Road in District 11, consists of 38 units and is expected to be completed in 2025. It is within walking distance of the Newton MRT Interchange Station and other amenities such as the Newton Food Centre and United Square Shopping Mall.

According to URA caveats, the condo’s first and only sale was recorded in 2020 when a 1,054 sq ft unit was sold for $2.71 million ($2,571 psf) on July 26. This year, eight units have been sold at an average price of $2,684 psf.

During the same period, another boutique freehold development, Loft@Holland on Holland Road, also saw a new psf-price high. On July 1, a 323 sq ft one-bedroom unit on the fourth floor was sold for $878,000, translating to $2,719 psf. This beats the previous record set in June 2020 when a similar unit was sold for $868,888 ($2,691 psf).

The seller had purchased the unit for $720,000 in 2017, making a gross gain of $158,000 on the recent sale. Completed in 2014, Loft@Holland consists of mostly one-bedroom units and is located near Holland Village in prime District 10.

Artra, a 99-year leasehold condo at 10 Alexandra View, ranks third on the list of condos with new psf-price peaks during this period. On July 3, a 1,227 sq ft, three-bedroom unit on the 37th floor was sold for $2.99 million, or $2,433 psf. This surpasses the previous high set in December 2020 when a similar unit was sold for $2.95 million. It is also only the second time a unit at Artra has been sold above $2,400 psf.

The urban planning authority, URA, has designated Woodlands as the prime entry point to northern Singapore. With the implementation of their Master Plan, the region is expected to undergo a major transformation, becoming a thriving hub. Under this plan, Woodlands will be divided into two distinct districts – Woodlands Central and Woodlands North Coast – both aimed at revitalizing the area. This ambitious development project, which includes Norwood Grand Champions Way, aims to attract new businesses, create more job opportunities, and improve the overall living standards for its residents.

Completed in 2020, Artra comprises 400 units and 16 commercial lots in a 44-storey tower. Units include two-bedroom-plus-study, three-bedroom, and three-bedroom-plus-study units, as well as five-bedroom units. Apart from the unit sold on July 3, seven others have been sold this year at an average price of $2,323 psf.
