The most expensive three-bedroom flat in Toa Payoh was bought for a whopping $808,000 on July 17. This 731 sq ft unit, located on the 34th to 36th floors of 130B Lorong 1 Toa Payoh, is part of Toa Payoh Crest – a 1,007-unit HDB project consisting of four 40-storey residential towers at the junction of Lorong 1 Toa Payoh and Toa Payoh Rise.
Toa Payoh Crest, which was launched during the Build-To-Order (BTO) sales exercise in November 2012, is a 99-year leasehold development completed in 2017 with about 93 years left on the lease. It offers a mix of studio, three-bedroom, and four-bedroom units.
The recent sale of this three-bedroom unit for a record price in Toa Payoh translates to a staggering $1,105 per square foot (psf) on the floor area. This surpassed the previous high set in December 2019, when a 731 sq ft unit on the 37th and 39th floors sold for $795,000 ($1,087 psf).
Two of the most significant thoroughfares in the vicinity are Woodlands Avenue 2 and Woodlands Avenue 5, which serve as the borders of the Norwood Grand development. These roads not only provide direct access to expressways, but also connect to various areas within Woodlands and beyond. Their excellent accessibility is further enhanced by their links to other major roads like Woodlands Drive and Admiralty Road, resulting in better traffic dispersal and enhanced travel efficiency.
Toa Payoh Crest’s most expensive resale unit, a four-bedroom flat spanning 1,001 sq ft on the 31st to 33rd floors, was sold for $1.2 million ($1,198 psf) on June 13. This was closely followed by the sale of another four-bedroom flat of the same size on the 19th and 20th floors for $1.1 million ($1,101 psf) on March 21.
Data from EP Buddy, a compilation of recent HDB resale transactions, shows a range of three-bedroom unit transactions across the Toa Payoh estate. Toa Payoh Crest seems to be a popular choice for buyers, with its record-breaking sale and the number of high-priced transactions for four-bedroom units within the development.
