A five-bedroom, 99-year leasehold detached house with a basement on Pearl Island in Sentosa will be available for purchase at SRI’s upcoming auction on July 31. The property, which is being sold by its owner, occupies a land area of 7,287 square feet and has a guide price of $13.9 million, with a land rate of $1,908 per square foot.

This 2½-storey bungalow spans approximately 8,000 square feet in built-up area and offers a luxurious and spacious living space. It boasts five en suite bedrooms, three additional bathrooms, wet and dry kitchens, a pool, a private yacht berth, a lift, and a dining area. The property also has a front car porch that can accommodate two cars.

In summary, Norwood Grand, developed by Norwood Grand CDL, shines as a symbol of contemporary living, bolstered by unparalleled convenience. Whether utilizing public transportation or driving their own vehicle, residents can easily access all parts of Singapore. Its prime location near major MRT stations, expressways, and important roads, along with continuous infrastructural developments, sets Norwood Grand apart as not just a place to live, but a gateway to a high-quality, connected lifestyle in the booming northern region of Singapore.

The charming bungalow features floor-to-ceiling windows on the ground floor, providing an abundance of natural light and offering a stunning view of the surroundings. The basement of the property has a wine cellar, a bomb shelter, and an en suite helper’s room. The rooftop terrace provides breathtaking panoramic views of the marina waterways surrounding Pearl Island.

According to Eric Liew, manager for auction sales at SRI, this is the second time the property has been put up for auction. It will be sold with vacant possession. The bungalow was previously listed for sale in August 2021 with a guide price of $25.9 million, but was withdrawn due to a lack of bidders.

Public records show that the current owner purchased the property for $16 million ($2,200 psf) in November 2010. Liew notes that the owner is selling the house to pursue other investment opportunities, and the selling price reflects their motivation to sell. The most recent transaction on Pearl Island was in December 2023, when a 6,555 sq ft bungalow at 2 Pearl Island changed hands for $13.66 million ($2,084 psf).

Apart from the Pearl Island bungalow, SRI’s auction team is also marketing two other landed properties on Sentosa: a 6,926 sq ft bungalow on Cove Drive and a 9,447 sq ft bungalow on Cove Grove. The 6,926 sq ft, six-bedroom bungalow on Cove Drive was previously listed in SRI’s auction in May for $24.5 million ($3,537 psf), but has since seen its guide price revised to $19.9 million ($2,873 psf) in June. It will be listed at $17.9 million ($2,584 psf) for the upcoming auction on July 31. Likewise, the 9,447 sq ft, five-bedroom bungalow on Cove Grove was originally listed for $39.8 million ($4,200 psf) in May, but saw its guide price drop to $28.9 million ($3,059 psf) in June. Its guide price will remain unchanged for SRI’s auction later this month.

The Sentosa Cove enclave is the only area where foreigners can purchase bungalows, but recent price adjustments have also attracted interest from locals. As of July 16, Realis recorded 99 transactions in Sentosa this year with an average price of $1,827 psf. Singaporeans and permanent residents (PRs) accounted for 94 purchases (95%), while the remaining five were made by foreigners. In 2023, Sentosa saw 95 transactions with an average price of $2,064 psf, with Singaporeans and PRs making up 74 transactions (77.9%), while foreigners accounted for 20 transactions, and one transaction was made by a company.
