In the month of May, Satinder Garcha, the co-founder of Garcha Group, a company involved in property development, investment, and hospitality, decided to test the market by putting four out of the 20 strata-titled “golf villas” at The Green Collection, Sentosa Cove, for sale. Two of these villas have been renovated and furnished as show houses, while the other two have been renovated but will be sold as vacant units. However, the developer later made the decision to launch The Green Collection on a larger scale, with PropNex, ERA, and Huttons Asia being appointed as the joint marketing agencies for the project.
The first phase of the new launch of The Green Collection will offer 10 vacant units for sale, including the four released earlier in May. According to Dominic Lee, head of PropNex’s luxury team, the uniqueness of The Green Collection lies in its location as the only strata-landed project in Sentosa Cove, with views overlooking the Tanjong Golf Course. He also mentioned that this is the last new launch in Sentosa Cove, with the last launch being the 302-unit Cape Royale condo, which was developed jointly by Singapore-listed Ho Bee Land and Bursa Malaysia-listed IOI Properties Group, two years ago.
Like the Cape Royale, the villas at The Green Collection were completed in 2013, but have been held for lease by the developer. Each villa offers a view of the Tanjong Golf Course, and the project has been designed by renowned architect Rene Tan in collaboration with British designer, Kelly Hoppen and Japanese monk and garden designer, Shunmyo Masuno. Tan describes The Green Collection as a “skyscraper lying on its side”, with the individual units designed as “courtyard villas” with an air well.
The villas also boast of unique and luxurious interiors designed by Kelly Hoppen, with features such as private lap pools in the attic. The first 10 villas at The Green Collection will open for preview from July 24 to 28, with the launch scheduled for July 29. The project offers three different types of villas – Type A courtyard-style villas, Type B villas situated in the middle of the row of meandering villas, and Type C villas, which are the largest in the strata area and have the most expansive frontage.
The location of The Green Collection at Cove Drive sets it apart from other properties in Sentosa Cove, as it offers unparalleled views of the Tanjong Golf Course. Furthermore, as a strata landed property, permanent residents (PRs) and foreigners looking to purchase a unit will need approval from the Land Dealings Approval Unit (LDAU) of the Singapore Land Authority. The prices for The Green Collection start from $7.25 million, with a 3% price premium for those opting for the deferred payment scheme and a 4% price premium for the enhanced deferred payment scheme.
According to PropNex’s Lee, who has received expressions of interest from both Singaporeans and PRs, The Green Collection is attractively priced, with prices starting from $1,190 psf. This is lower than the prices of terraced houses in Sentosa Cove, which are priced at above $1,300 psf. Therefore, The Green Collection presents an excellent opportunity for those looking to purchase a strata landed property in Sentosa Cove.
