A three-bedroom unit in freehold Visioncrest was recently sold at a loss of approximately $92,000. This comes as part of a larger trend seen at the prime District 9 development, with 38 unprofitable transactions ranging from roughly $20,000 to $726,000.
Last month, the 1,227 sq ft unit was sold for $2,363 psf, lower than the $2,438 psf price it was purchased for back in September 2007. The loss, while significant, was on the lower end of the spectrum compared to other unprofitable transactions at Visioncrest.
At present, the property boasts 127 profitable transactions, ranging from roughly $7,000 to $1.206 million. To determine if the buyer of this three-bedroom unit got a good deal, EdgeProp used their analytics tool, “Is it a Good Deal?”
Location and Connectivity
Visioncrest is a freehold mixed-use development which features 265 condo units and an 11-storey office building. It offers a range of unit types from one to three-bedroom apartments, with sizes varying between 570 sq ft to 5,317 sq ft. It received its temporary occupation permit in 2007.
Oxley Rise, where Visioncrest is located, is a short walk from triple-line Dhoby Ghaut MRT station – a major connectivity convenience for residents. The station services three MRT lines – North-South, North-East, and Circle Lines.

Amenities and Lifestyle
Living at Visioncrest offers convenient access to a variety of amenities – including Plaza Singapura, Orchard Central, Orchard Gateway, The Centrepoint, Cuppage Plaza, Fort Canning Park, and Somerset MRT station. There are also a number of schools within a 1km radius of the condo, such as River Valley Primary School, St. Margaret’s School (Primary), and School of the Arts Singapore.
The sought-after primary school, St. Margaret’s School (Primary), will move back to its permanent location on Sophia Road by the end of this year – currently, it stands on a temporary site along Mattar Road.
Is it a Good Deal?
EdgeProp’s analytics tool shows that the price of the three-bedroom unit falls slightly above the average for the development, but still below the average within the district. Moreover, the unit was sold for a lower price than its neighboring condos (Source: EdgeProp Is it a Good Deal?)
Other advantages include easy access to amenities and freehold tenure – making it an attractive option for potential buyers.

It is interesting that out of three unprofitable transactions this year, two occurred within the same stack. This stemmed from the sale of not one but two three-bedroom units, sharing the same floor plan. The May transaction featured two bedrooms instead.

The profitability of the development also takes a hit from the unprofitable transactions. Fortunately, there were just three transactions last year, and none this year – giving us a glimpse of how competitive the market has been at Visioncrest.
Smaller & Older Condos Closer To Orchard
Of the 30 condos located within walking distance of Visioncrest, 22 have freehold tenure. However, the vast majority are small developments, with under 200 units.
