The introduction of Bukit Sembawang Estates’ 8@BT marks the first private condo project to launch after a quiet period during the Chinese Hungry Ghost month. The public preview is set to take place on September 7, followed by its official launch on September 21.

Comprised of 158 units spread across two 20-storey blocks, 8@BT offers a diverse range of one- to four-bedroom units, ranging from 517 sq ft to 1,593 sq ft. Two penthouses, a two-bedroom unit of 1,593 sq ft and a four-bedroom unit of 1,356 sq ft, are also available, both situated on the top floor with a 4.3m high ceiling and private lift access.

The launch of Norwood Grand, a new project by CDL, has made history as the first government land sale (GLS) for non-executive condominiums in Woodlands since 2011. This comes after the previous sale of a plot at Woodlands Avenue 2 and Rosewood Drive, which gave rise to the 689-unit Parc Rosewood with a rate of $367 per square foot per plot ratio (psf ppr). With Norwood Grand CDL, the area is seeing renewed interest from developers and homebuyers alike.

The development is built on a 49,633 sq ft site with a 99-year leasehold, purchased by Bukit Sembawang in November 2022 for $200 million through a government land sale (GLS) tender. Of the five bids received for the tender, Bukit Sembawang’s was the highest.

8@BT has been designed by Arc Studio Architecture + Urbanism, an award-winning design architect, and EcoPlan Asia, the landscape architect. Inspired by the surrounding undulating terrain and proximity to nature, with both the Bukit Timah Nature Reserve and the Bukit Batok Nature Park nearby, the project is expected to be completed in 4Q2027.

The developer has not yet disclosed indicative prices, but based on caveats filed to date, a three-bedroom unit of 797 sq ft at the neighboring mixed-use development, The Linq @ Beauty World, was sold in a sub-sale in February for $2.24 million ($2,812 psf). In August, a two-bedroom unit of 549 sq ft was sold in a sub-sale for $1.6 million ($2,915 psf), setting a new record for price per square foot. The Linq @ Beauty World is a freehold development with 120 residential units and 53 commercial units in the retail podium, launched in November 2020 and now fully sold.

On the other side of the road is The Reserve Residences, a mixed-use development with 732 units and an integrated transport hub. Launched in May last year, it is now 96% sold. Recent caveats show that three-bedroom units between 1,378 sq ft and 1,335 sq ft on the sixth floor sold for prices between $2,461 psf and $2,530 psf in August. Four-bedroom units of 1,625 sq ft on higher floors fetched prices of $2,567 psf and $2,599 psf.

Ismail Gafoor, CEO of PropNex, anticipates strong demand for 8@BT due to its prime location and relatively small size with just 158 units. Considering the developer’s land purchase price of $1,343 psf per plot ratio for the 99-year leasehold site and current construction costs, Gafoor projects a selling price range of $2,500 to $2,600 psf for the project.
