Five Room Flat Skyoasis Dawson Sets New Hdb Resale Record 173 Mil
A premium five-room HDB flat at Skyoasis @ Dawson, located on Margaret Drive, has made headlines for setting a new HDB resale record. The 1,195 sq ft unit was sold for a whopping $1.73 million on June 26, making it the most expensive HDB resale unit ever sold. This translates to a price of $1,444 psf.
In a press release issued by ERA Realty on July 22, it was revealed that the record-breaking sale was facilitated by Faith Wong, a senior marketing director at ERA Realty.

This unit at Skyoasis @ Dawson has broken the previous record set just last month, when a 1,236 sq ft, five-room unit at City Vue @ Henderson was sold for $1.588 million ($1,285 psf). Before that, in April, a five-room flat at Tiong Bahru View was transacted for $1.588 million ($1,317 psf).
The recently sold HDB flat is a spacious five-bedroom unit with a floor area of 1,195 sq ft, located on the 45th floor of 39 Margaret Drive. According to Wong, the unit is a corner unit owned by a local family and was only on the market for less than a month before it was snapped up.
Despite its initial asking price of $1.838 million, the property received multiple competitive bids from two sets of motivated buyers before ultimately closing at a price of $1,725,888, says Wong. She also revealed that the buyers are a family with young children who were drawn to the unit’s ample space, modern amenities in the vicinity, and strategic location. According to Wong, for a private property of this size and age in the same area, the price would typically be around $3 million.
The corner unit boasts high ceilings and is owned by a Singaporean family. Interestingly, the unit is only 3.5 years old and still has 96 years left on its 99-year lease. It is also a replacement flat under the Selective En bloc Redevelopment Scheme (SERS), which allowed the owners to sell it after seven years from registration or five years from the date of key collection – whichever came first. This was explained by Eugene Lim, the key executive officer at ERA.
Typically, new Build-to-Order (BTO) units have a mandatory occupancy period of five years from key collection before owners can sell their flats on the secondary market. Completed in 2021, Skyoasis @ Dawson is a 1,192-unit HDB estate in District 3. It comprises six residential blocks ranging from 26 to 45 stories high, with units ranging from two to five rooms. The project is located just a short walk from Queenstown MRT station on the East-West line and is adjacent to Queenstown Primary School on Margaret Drive.
