A four-bedroom duplex at Verdure, a freehold condo located on Holland Road, is set to go under the hammer at an auction by ERA on July 25th. With a total area of 1,733 square feet, the ground-floor unit is priced at $3.38 million, equivalent to $1,950 per square foot.
This is the second time the owners have put the unit up for auction, and it is expected to be sold with vacant possession. It was previously listed for auction last month at the same price, but was withdrawn as there were no bidders.
The unit can be accessed through a private lift lobby on the upper floor of the duplex. This floor includes separate dry and wet kitchens, a living and dining area, an en-suite master bedroom, two additional bedrooms, and a common bathroom. On the lower floor, there is another en-suite bedroom that opens onto an outdoor terrace.
The unit was purchased for $2.53 million ($1,457 per square foot) in January 2021, according to URA caveats. There has only been one resale unit sold at Verdure so far this year – a 1,744 square foot, three-bedroom penthouse on the fifth floor was sold for $3.55 million ($2,036 per square foot) on March 1st.
In 2023, there was one resale transaction – a 1,066 square foot, two-bedroom unit on the third floor that sold for $1.97 million ($1,849 per square foot) in August.
According to Kenny Neo, senior advisory group division director at ERA and the marketing agent, the owners of the unit to be auctioned are looking to upgrade to a larger property to support their growing family. This has motivated them to find a buyer quickly.
Neo stated that the guide price of $3.38 million, or $1,950 per square foot, reflects the competitive price of this property. He added that the unit has attracted several potential buyers, including families who appreciate its spacious layout featuring a master bedroom, two children’s rooms, and an additional room for entertainment or a home office.
Built in 2012, Verdure consists of 75 units ranging from 947 square feet to 1,765 square feet, and penthouses from 1,711 square feet to 2,260 square feet. There are also six 5-bedroom semi-detached houses ranging from 3,552 square feet to 3,918 square feet.
Verdure is within two kilometers of several primary schools, such as Nanyang Primary School at King’s Road, New Town Primary School at Tanglin Halt Road, and Queenstown Primary School at Margaret Drive. The development is also located near the Good Class Bungalow Area of Holland Park and is close to popular F&B and lifestyle hubs like Holland Village and Dempsey Hill.
