SLA Offers Trio of Heritage Bungalows for Lease and Launches Bidding for Two-Storey Bungalow on Orange Grove Road
The Singapore Land Authority (SLA) has put up for lease a group of three heritage bungalows located at 31, 31A, and 33 Scotts Road. Additionally, an open bidding exercise has been initiated for a two-storey bungalow situated at 11 Orange Grove Road.
These three single-storey bungalows, occupying a total area of 36,670 sq ft, have a gross floor area of 11,410 sq ft. As per the requirements of this tender, the bungalows can be used for creative lifestyle purposes, such as experiential retail, F&B, wellness, or beauty concepts.
Originally built in the late 1920s for residential purposes, these colonial-era bungalows feature unique architectural elements like Corinthian columns with stilts, influenced by Malayan design principles.
The bungalows are strategically located between the popular Orchard Road shopping district and Newton area. Some notable landmarks in the vicinity include The Tanglin Club, The American Club, Goodwood Park Hotel, and Sheraton Towers Singapore Hotel. Exclusive residential enclaves, including Goodwood Hill, Stevens Road, Draycott Drive, Ardmore Park, and Cairnhill Road, are also situated nearby.
SLA has stated that the property will be leased for an initial term of five years, with the option to renew for a maximum of three years upon the tenant’s request. Further extensions will be considered at the government’s discretion. The tender will close on August 7, and a site visit has been scheduled for June 25.
Apart from the above, SLA is also inviting interested parties to submit their bids for a two-storey detached bungalow at 11 Orange Grove Road. This property encompasses a 65,811 sq ft plot and boasts a total GFA of approximately 8,030 sq ft. It comprises four bedrooms and four bathrooms.
The lease term for this property is only two years. According to SLA, the bungalow is situated on elevated ground and features an impressive facade with arches framing the main entrance. The exterior design boasts intricate decorative embellishments on various columns and a striking green balustrade. The property also has an ornamental row of small columns encircling it.
Built in a residential area for high-ranking colonial administration officials, the bungalow is currently situated across from the Shangri-La Hotel Singapore and is surrounded by exclusive residential enclaves like Nassim Road, Orange Grove Road, and Ardmore Park. Cushman & Wakefield, as the managing agent, will organize an open bidding exercise and conduct an open house viewing on June 15. Bidding for this property will commence on June 18 and end on June 24.
