Loyang Valley Launch Sale 880 Mil Latest Collective Sale Bid

Loyang Valley, a 99-year leasehold condominium located along Loyang Avenue, is embarking on its third collective sale attempt. The marketing agent, Huttons Asia, has announced that the 362-unit development will be launched for sale by public tender on July 8 with a reserve price of $880 million.This price represents a $100 million reduction from the previous en bloc attempt in 2022, where Loyang Valley was put up for sale at $980 million but failed to attract a buyer. The first collective sale attempt in 2018 had a reserve price of $750 million, but did not garner enough support.Huttons has stated that the new reserve price of $880 million translates to a land rate of $936 psf per plot ratio. This amount includes an estimated land betterment charge of approximately $221 million and a lease top-up premium of around $245 million. It also takes into account a 7% bonus balcony gross floor area (GFA).Loyang Valley was completed in 1985 and comprises of seven four-storey apartment blocks situated on a 840,648 sq ft plot of land zoned for residential use. With a gross plot ratio of 1.6, the site has the potential to yield 1.35 million GFA if redeveloped. Huttons has estimated that it can accommodate around 1,249 residential units, assuming an average size of 1,076 sq ft per unit.Located in the Loyang East subzone within the Pasir Ris planning area, Loyang Valley is situated next to the upcoming Loyang MRT Station on the Cross Island Line. Amenities such as Downtown East, White Sands, Jewel Changi Airport, and Ikea Tampines are all just a 10 to 15 minute drive away.Terence Lian, Head of Investment Sales at Huttons Asia, says that Loyang Valley presents a rare opportunity to develop a peaceful residential enclave in the East that combines modern living with the charm of Changi’s heritage. Lian also mentions the potential benefits this site will enjoy from nearby developments, including the Loyang Viaduct and Cross Island Line which will improve connectivity, as well as the upcoming Changi East Industrial Zone and Changi Airport Terminal 5. He adds that with the growing demand from the semiconductor and aviation industries in Tampines North, Pasir Ris, and Changi, this site offers a strong rental catchment for investors while providing residents with easy access to job opportunities and lifestyle amenities.The tender for Loyang Valley will close on September 9 at 2pm.
