SingHaiyi and its partners have launched a private preview for the strata commercial units at One Sophia, a new mixed-use development on the site of the former Peace Centre at 1 Sophia Road. The 13-storey commercial tower will comprise of 122 strata-titled office units and 127 strata retail units. The retail units will be located on a two-storey retail podium, while the office units will occupy the remaining 11 floors. The development will also include a three-storey basement carpark with 273 car park lots.

According to Capital Markets executive director at JLL Singapore, Tan Hong Boon, the range of unit sizes available at One Sophia has already attracted a diverse mix of end-users and investors. Tan also mentions that the office units range from 720 sq ft to 4,530 sq ft, with approximately half of the units ranging from 721 sq ft to 1,614 sq ft. This makes the unit sizes suitable for market demands in the area, with some clients considering purchasing several adjoining units, and some even looking to buy out an entire floor.

The development is also near four MRT stations: Dhoby Ghaut Interchange, Bencoolen, Bras Basah, and Rochor. Additionally, One Sophia is the only new project in the Orchard Road area offering new strata commercial units for sale, with a competitive pricing compared to most freehold strata-titled office developments in the area.

The developers have brought in ADDP Architects and studioMilou to realise the concept and design of One Sophia, which features two lushly planted curvilinear planes that complement the vertical composition of gardens and office glass boxes fronting the commercial block. The development has also attained Green Mark Gold Plus from BCA, and the basement car park lots will be available for season parking.

In terms of the retail curation, EdgeProp understands from industry sources that the developer intends to curate the selection of brands and retail concepts, with the aim of bringing in leisure, wellness and entertainment concepts to diversity the retail offering at One Sophia. The development will also incorporate residential units, with two 19-storey blocks housing 367 apartments. The residential component, called The Collective at One Sophia, is expected to launch next year.
