Sky Vue, a 694-unit condo located in District 20, has emerged as the top performer in terms of psf-price for the week of Aug 16 to 23. According to a recent caveat lodged on Aug 22, a three-bedroom apartment measuring 1,141 sq ft was sold for $2.7 million, setting a new record of $2,366 psf. This is the first time that a unit at Sky Vue has surpassed the $2,300 psf mark, with the previous record standing at $2,225 psf. This was set by another three-bedroom unit of the same size, which was sold for $2.54 million. According to caveats lodged, the condo has recorded 19 resale transactions this year, with an average price of $2,104 psf.

Sky Vue, completed in 2016, is a 99-year leasehold condo situated along Bishan Street 15 in District 20. The development consists of two 37-storey towers, offering one- to three-bedroom units ranging from 484 sq ft to 1,259 sq ft. A key selling point of the project is its proximity to Junction 8 at Bishan Place, which offers a wide range of retail amenities. The mall is linked to Bishan MRT Station on the North-South Line and the Circle Line, and is situated directly across from the Bishan Bus Interchange.

Another notable performer during the week was The Promont, a freehold condo which achieved a new high of $2,166 psf. A three-bedroom apartment measuring 2,077 sq ft on the 17th floor was sold for $4.5 million on Aug 16. The seller had previously purchased the unit in November 2017 for $3.8 million. This means that they enjoyed a profit of $700,000 on the transaction.

The new record at The Promont beats its previous high of $2,161 psf, set when a 2,013 sq ft three-bedder on the 11th floor was sold for $4.35 million in April 2022.

Located at Cairnhill Circle in Newton, District 9, The Promont is a freehold boutique condo that was completed in 2009. It offers just 15 units, each ranging from 2,013 sq ft to 2,077 sq ft. The condo is located close to Anglo-Chinese School (Junior) at Winstedt Road.

On a different note, Liv on Sophia, a freehold boutique condo located in Rochor, District 9, recorded a new low in terms of psf-price during the week in review. A two-bedroom apartment measuring 710 sq ft was sold for $1.2 million on Aug 22, which translates into $1,689 psf.

This latest psf-price is lower than the previous record of $1,888 psf, set when a 678 sq ft unit was sold for $1.28 million in June 2021. The seller had previously bought the unit from the developer for $1.54 million in June 2013, resulting in a loss of $256,000 on the sale in June 2021.

Liv on Sophia, which was completed in 2013, is also just a short walk away from Dhoby Ghaut MRT Interchange Station, which caters to the North-East, North-South and Circle Lines, and Bencoolen MRT Station on the Downtown Line. It offers 64 units, each ranging from 527 sq ft to 710 sq ft. The development is located near a number of educational institutions such as the School of the Arts, Singapore, at Zubir Said Drive.

During the week in review, there were only two transactions at Liv on Sophia, with the other involving a 678 sq ft two-bedder that was sold for $1.35 million ($1,991 psf) on Aug 16.
