Sla Launches Tender Senior Co Living Concept 98 Henderson Road

Singapore Land Authority (SLA) recently announced a Price-Quality tender for a 77,551 sq ft site at 98 Henderson Road. The site is zoned for serviced apartment (co-living) use and SLA envisions it to be a new inter-generational residence that promotes independent senior living and active ageing.
The initial tenancy term for the site is four years with an option for an additional three-year term, subject to the government’s discretion. The property, owned by the state, consists of a four-storey building, a single-storey building, and a guardhouse, with a total estimated gross floor area of 40,361 sq ft. It also includes seven surface car park lots and a handicap lot.
As per the latest Master Plan, the site is reserved for future development and has no specific land use. The tender also states that the minimum stay for serviced apartments on this site is one week and no hotel licence is required. Additionally, F&B and retail use will not be permitted on the site.
Previously, the site was occupied by a student hostel managed by yo:ha, and is located next to Econ Care Residence (Henderson), a nursing home managed by Econ Healthcare Singapore. Interested parties can take part in a site visit organized by SLA on July 2 and July 9. The tender for the lease of this state property will close on August 7.
