Terra Hill Prestige Collection Buying Gem Long Term Capital Growth

Located in the vibrant city fringe neighbourhood of District 5, specifically in the Kent Ridge area, luxurious freehold condos with spacious apartments were a rare find. However, the debut of the 270-unit Terra Hill by a joint venture between Hoi Hup Realty and Sunway Developments has changed the landscape.

Koon Wai Leong, general manager of Hoi Hup Realty, expresses their desire to elevate the neighbourhood with their project. Despite being situated in District 5, Terra Hill’s Prestige Collection boasts specifications and design features that are comparable to luxury projects in prime districts 9, 10, and 11.

The project occupies nine 5-storey blocks across a sloping terrain of 208,445 sq ft. The Prestige Collection comprises only three blocks located at the summit. These are the largest units in the development, with only two units per floor, offering the most exquisite fittings and breathtaking views. Out of the 30 units, 24 are 1,894 sq ft four-bedroom apartments, while the remaining six are 3,035 sq ft five-bedroom duplex penthouses.

To make the most of the views, the four-bedroom units in the Prestige Collection have a 6m wide living room with full-height glass sliding doors that lead to a balcony. The five-bedroom duplex penthouses boast a double-volume ceiling and a 9m frontage. According to Kingsley Ng, director of P&T Architects & Engineers and project architect for Terra Hill, units on high floors will overlook the greenery of the Southern Ridges. Some units will even have glimpses of the sea, while others will offer views of the swimming pools and landscaped gardens.

The balconies act as an extension of the living rooms, and each Prestige unit has a private lift lobby, full marble flooring, and en suite bedrooms. The master and junior master suites feature walk-in wardrobes with dressers and spacious en suite bathrooms. The kitchens are fitted with top-of-the-line appliances from Swiss brand V-Zug, while bathroom fittings and sanitaryware boast European brands Gessi and Laufen.

The rise in preference for larger units since the Covid-19 pandemic, especially with the trend of working from home, has shifted the demand in the market. Ken Low, managing partner of SRI, says that many professionals and entrepreneurs are looking for a dedicated workspace at home to separate their professional and personal lives, even while working from home. At the same time, there is a generation of affluent seniors living in landed property who are downsizing. Switching to a condo makes sense for them as they still want to enjoy the luxury of space.

According to EdgeProp Landlens data, four-bedroom units make up just 12.6% of the total stock of non-landed homes in District 5, while five-bedroom units account for only 1.55%. This shows that most homes in District 5 are one-, two- and three-bedroom units, making Terra Hill a distinctive offering in the market.

Moreover, Terra Hill has attained the highest accolade in sustainability, achieving both the BCA Green Mark Platinum and Super Low Energy certification.

Strategically located between two important business districts – the CBD and the future Greater Southern Waterfront, as well as the up-and-coming Jurong Lake District – Singapore’s second CBD, Terra Hill is an ideal long-term investment. It is a 10-minute drive to the CBD and a 20-minute drive to the Jurong Lake District by car. For those travelling by public transport, Terra Hill is only a five-minute walk from the Pasir Panjang MRT Station on the Circle Line. It is just seven stops away from the major interchange stations of both CBDs – Marina Bay Station and Jurong East Station.

The units in the Prestige Collection at Terra Hill are priced from $5.29 million ($2,793 psf). According to Low, it is a hidden gem poised for long-term capital appreciation.
