Two Bedder Zenith Sold New High 2383 Psf
During the week of June 7 to 14, Zenith, a 999-year leasehold condo, clinched the top spot for condos that achieved new psf-price highs. A 743 sq ft, two-bedroom unit at the development was sold for a record-breaking price of $2,383 psf, translating into a $1.77 million deal according to a caveat lodged on June 11.
The seller of the 11th-floor unit had bought it in a sub-sale for $1.47 million ($1,979 psf) back in August 2011, making a gain of approximately $300,000 on the sale.
This transaction marks the first time a unit at Zenith has crossed the $2,300 psf mark. The previous record was set at $2,262 psf for the sale of a 743 sq ft, two-bedroom unit for $1.68 million in October last year.
The 85-unit Zenith condo is located on Zion Road in District 10 and is situated just opposite Great World City shopping mall, which is connected to the Great World MRT Station on the Thomson-East Coast Line. Completed in 2011, the development features a single 13-storey tower with predominantly one- and two-bedroom units ranging from 474 to 1,130 sq ft. There are also three-bedroom penthouses measuring 2,454 to 2,497 sq ft.
Another condo that achieved a new psf-price high during the same period was J Gateway, with a sale price of $2,187 psf. This was for a 700 sq ft, two-bedroom unit on the 26th floor that was sold for $1.53 million according to a caveat lodged on June 10. The seller had purchased the unit from the developer for $1.12 million ($1,605 psf) in July 2013.
This new high surpasses the previous record at J Gateway of $2,126 psf set in September 2023 for the sale of a 484 sq ft, one-bedroom unit on the 34th floor for $1.03 million.
Located along Gateway Drive in Jurong East, J Gateway is a 99-year leasehold condo in District 22 with 738 units ranging from one- to four-bedroom apartments between 484 and 2,024 sq ft. The development is near the Jurong East MRT Station on the East-West Line and is located across the road from Westgate mall and next to Jem shopping centre.
During this week, Thomson Three also saw a new psf-price high with the sale of a 1,044 sq ft, three-bedroom apartment for $2.26 million ($2,163 psf) on June 11. The 16th-floor unit was originally bought by the seller from the developer for $1.45 million ($1,384 psf) in December 2014, resulting in a gain of approximately $810,000.
This new record at Thomson Three surpasses the previous high set only two months ago on April 23, when a 732 sq ft, two-bedroom unit was sold for $1.56 million ($2,130 psf).
Thomson Three, located on Bright Hill Drive in District 20, is a 99-year leasehold development completed in 2016 with 435 units spread across 21 storeys. Units range from one- to four-bedroom apartments measuring between 495 and 1,485 sq ft. The development also features 10 strata semi-detached houses measuring 3,283 sq ft each.
