Of the 37 units that have been sold so far, prices have ranged from $4.85 million ($3,388 psf) for a 1,432 sq ft unit on the sixth floor, to $6 million ($4,010 psf) for a 1,496 sq ft apartment on the 28th floor. This underscores the strong interest from buyers in this particular development, and is testament to its quality and value proposition, even in a competitive market like District 9.According to Teo, Low Keng Huat has been monitoring market conditions closely and has adjusted its release of units based on demand. Based on publicly available data, the range of prices for four-bedroom units at Klimt Cairnhill is between $6.93 million ($3,371 psf) for a 2,056 sq ft apartment on the sixth floor, to $10.098 million ($4,264 psf) for a 2,368 sq ft unit on the 35th floor. It’s worth noting that all four-bedroom apartments were sold out even before the most recent round of cooling measures, which saw an increase in Additional Buyer’s Stamp Duty (ABSD) for foreigners to 60% on April 27, 2023.The last few months have also seen an increase in buying interest from Chinese nationals who have since obtained Singapore Permanent Residence (PR), as well as US citizens residing in Asia. International schools such as Eaton House International and Chatsworth International School (Orchard) are also located within the vicinity.One of the biggest advantages of Klimt Cairnhill is that it enjoys a coveted District 9 address, while also being strategically located in the heart of Orchard Road, the CBD, and other popular local schools. This makes it an ideal home for families who are seeking both convenience and prestige.For those looking for a 99-year leasehold property, there are a handful of options available in the Cairnhill area, including The Ritz-Carlton Residences by KOP Properties and Hilltops by SC Global. Recent transactions at these developments include two 3,057 sq ft, four-bedroom units on the 32nd and 33rd floors of The Ritz-Carlton Residences that were sold for $16.5 million ($5,397 psf) each in January. Meanwhile, at Hilltops, a 2,874 sq ft, five-bedroom unit on the 12th floor went for $13.049 million ($4,540 psf). The most recent transaction at Hilltops was for a 1,550 sq ft, three-bedroom unit on the sixth floor that changed hands for $4 million ($2,068 psf) in June this year.Although these developments are in a competitive market, the interest in Klimt Cairnhill reflects the limited supply of new units in this ultra-luxury market segment.
